How Boundary works

Boundary turns deed, lease, tract, and easement descriptions into clean sketches — parsed by a deterministic grammar, never guessed.

The workflow

  1. 1Paste a legal description, or upload a deed — PDF, PNG, JPG, or WEBP, or scan a paper deed with your camera.
  2. 2Boundary reads the document: embedded text instantly, OCR if it's scanned. Everything runs on your device — your file never leaves it.
  3. 3Open the viewer and highlight each legal description.
  4. 4Confirm your highlights, then tap Done.
  5. 5Review the parsed calls, Accept, and watch each tract draw — with closure error, acreage estimates, and flagged calls.

Limits we're honest about

  • • PLSS tracts georeference to real aerial imagery; metes-and-bounds tracts stay a planar sketch.
  • • OCR runs in your browser — accuracy depends on the scan, and every parsed call is shown so you can check it.
  • • The final word always rests with a licensed surveyor or attorney.
